I’m shifting to summer vacation mode, so the twice-weekly delivery of new content will be temporarily paused through August.

Test the Risk Radar

The Risk Radar is unproven - let’s try to break it!

How to do it:

  1. GO to the Risk Radar resources page.

  2. DOWNLOAD the Risk Radar and the AI-powered how-to guide.

  3. PLOT the Radar against the offering materials of a deal. Ideally an exited deal, though one at least two years in could work as well.

  4. ANALYZE the results. Did the Risk Radar foreshadow breaking points that stressed the deal? psst: you can use AI for that too… here’s the guide.

  5. EMAIL a summary of your findings to hello@netzeroisawin.com. Please include:

    1. Did the guide and AI prompts work?

    2. How did the Risk Radar projections compare to the actual results?

    3. What was missed?

    4. Comments or other suggestions that would make the Risk Radar more effective?

How to do it:

  1. READ the Submissions page.

  2. USE the AI-powered anonymization guide.

  3. GENERATE the anonymized summary of your deal.

  4. EMAIL the anonymized summary to hello@netzeroisawin.com. Please include:

    1. The anonymized summary as an attachment, or a link to a place I can download it.

    2. Any topics or questions you’d like addressed and/or avoided.

Net Zero is a Win is a resource for passive investors, limited partners, and accredited investors navigating private real estate syndications - whether you’re already invested, considering your first deal, or trying to understand what happened to one that didn’t go as planned.

What I do:

I write about risk as it actually plays out at the deal level, and the investor behavior that shapes how LPs read and respond to risk. I do this via retrospectives - a perspective largely absent from the LP landscape - and the only vantage point from which you can see how risk is actually manifested.

I cover four topics:

The Path to Net Zero

My 15-year, three-part account of the assumptions, decisions, and market forces that led to a net zero result.

The Debrief

Post-game analysis of syndicated real estate deals starting at the pitch deck and continuing through the exit. The plan, the reality, the result, and the key takeaways for LP investors who want to better understand and assess risk.

Heuristics

Where the hidden and false assumptions that lead investors astray are named and dismantled.

Decoded

AI tools for getting straight answers from complex investment documents.

What I don’t do:

  • Review the quality of a deal or the GP.

  • Analyze deals at the offering or pre-exit stage.

  • Provide non-anonymized details of otherwise private information.

  • Provide introductory or general investing educational resources.

  • Cover syndications that are not real-estate nor available to retail LPs.
